Apparently bad luck comes in threes ...

Leak Number 1 - in my tenants flat....still waiting for insurance to sort that out
Leak Number 2 - in my sisters flat.....completly new boiler system installed
Leak Number 3 - in my own flat....have a look at the lovely photo :)
